Bradburn Village, Westminster

Bradburn Village is a 125 acre new urbanist community on the south side of 120th Ave. between Sheridan and Lowell in Westminster, Colorado. Bradburn is a mixed-use community, meaning it combines retail, office, shopping, and residences all in the same development. The community contains a variety of different housing types including two and three story townhomes ranging from 1400-2600 square feet, and single family homes ranging from 1500-4000 square feet. Townhomes range from the low 200s to the mid 300s, and single family homes range from the low 300s to over 1 million, with the majority falling in the upper 300s-mid 500s range. The community is pedestrian oriented and walkable, with wide sidewalks, numerous pocket parks, and many restaurants, shops, and services within a 5-10 minutes walk of every home in the development. While the neighborhood was started in 2002, it is still currently under construction. As of early 2008, the residential portion of Bradburn is a little over half completed, but the commercial core (comprising approximately 40 acres of the north west section of the development slated for more retail, office, and shop space) is only around one quarter complete. There are a mix of tract and custom built homes in Bradburn, and architectural requirements put in place by the developer gives the neighborhood a diverse, non-cookie cutter look. According to residents, Bradburn is an exceptionally friendly and social community with a true “village” feel—everyone knows each other and neighbors interact frequently.

Who the neighborhood’s best for

Anyone who wants to live in the suburbs but in a non-cookie cutter neighborhood with an urban feel and the ability to walk to many parks, shops, restaurants, and services would love this neighborhood. Excellent schools in the area so good for families. Neighborhood is super social, and has a true sense of community, so if you don’t want to talk to or know your neighbors, it’s not for you. Bradburn is an excellent choice for professionals who want close access to the both Boulder and Downtown Denver but Bradburn is not a good choice for anyone working in the Denver Tech Center (commute is very long).

What the neighborhood’s like

Bradburn Village is like a charming pre WWII town but new. The homes all come directly to the sidewalk, and each home has a porch residents fill with flowers in the summer. The trees in the neighborhood are small still, but the parks are well designed and full of people: kids playing, dogs running, and neighbors chatting. The homes are fun colors and are architecturally different and interesting. The sidewalks are wide and the streets are narrow, giving each street an “outdoor room” type feel—it’s a very pleasant place to walk. The neighborhood, being new, lacks the characteristic patina of older, established neighborhoods, and this gives is a slightly “unreal” type quality (a problem in almost all new urbanist communities), but it’s beautiful regardless. The homes are close together and most of the yards are small; it’s very different from the typical suburban subdivision.

 

Neighborhood Design
There are many different homes types in Bradburn including 2 to 3 story townhomes, detached single family, live/work townhomes (retail/office space on the first floor with two stories of living space above), and the developer—Continuum Partners--is proposing for sale flats (condos) and affordable housing units in the future.  Single family homes range from tract built to custom at different price points.  New homes and to build homes are still being offered in Bradburn by a varie...

Bradburn Schools
Bradburn Village is in the Adams 12 Five Star schools district.  Their home elementary school is Cotton Creek, which is an 8 minute drive from the neighborhood, and busing is available.  Many kids in the neighborhood attend Cotton Creek, and the majority of parents are very happy with it.  There is another school, a K-12 charter school, within 5-10 minutes walking distance of every home in Bradburn.
