Stapleton, Denver

Stapleton is a very large new urbanist community located on the east side of Quebec St. bounded by Montview to the south and Smith Rd. to the north for the south section, across I-70 to 69th Ave for the north section. The neighborhood is a clever redevelopment of the old Stapleton airport site and has won numerous awards for its fantastic design. It is huge, approximately 4700 acres, and when completed it is slated to have more than 12,000 residences, millions of square feet of office and retail space, multiple schools, and more than 1,000 acres of parks. Stapleton offers just about every type and size of housing imaginable--condos, townhomes, paired homes, single family homes. Single family homes range widely in size from 1000 sq feet to more than 4000 and in price from the mid 200s to more than 1 million. Stapleton is a very friendly neighborhood with a sense of community and many fun events.

Who the neighborhood’s best for


Stapleton is pretty much best for anyone that would like a friendly, walkable community, new construction, and a short commute to downtown Denver. Stapleton is so large, and has such a variety of housing choices at different price points, it works for every demographic group from young singles, to married couples with kids, to gay couples (with or without kids), to retirees.

What the Neighborhood’s Like


Stapleton is a new urban suburban development. Stapleton has interesting and diverse architecture and a truly staggering number of housing types. Many houses are fun colors, but others are more conservative. There are people out everywhere—parents with little ones in strollers, couples with dogs, people biking and playing Frisbee, neighbors sitting on their porches. Houses have alley loaded garages so the porch, patio, or portico is the prominent feature facing the street. Houses are close together and the front yards are very small, usually nicely landscaped and many porches have hanging flower baskets in the summer giving the neighborhood charm. There are great parks and playgrounds everywhere. Because the neighborhood is so large and some of the streets are so long, Stapleton can be a bit maze-like and can lack the intimacy and coziness of a smaller neighborhood. Cozy sections of Stapleton can be found in pockets within the larger neighborhood, especially around areas where homes face their own small pocket parks instead of the street. Stapleton is also home to many gay couples, earning it the amusing nickname “Gaypleton”.

Stapleton Schools

Stapleton schools are in the Denver Public School district. Stapleton’s home elementary school is Westerly Creek which was built in 2003 and resides in the neighborhood itself.  The school shares joint facilities and play areas with another school, the Odyssey Charter School. The Odyssey Charter school is a K-8 “expeditionary learning” school which focuses on teaching through action and direct student experience and participation.
