There are many different homes types in Bradburn including 2 to 3 story townhomes, detached single family, live/work townhomes (retail/office space on the first floor with two stories of living space above), and the developer—Continuum Partners--is proposing for sale flats (condos) and affordable housing units in the future.  Single family homes range from tract built to custom at different price points.  New homes and to build homes are still being offered in Bradburn by a variety of builders.

The developer of Bradburn instituted“anti-monotony” criteria which mandated different exterior elements and styles on homes throughout the development to prevent the cookie-cutter look so prevalent in suburban housing.   Homes can be painted very bright colors; the neighborhood includes bright yellows, greens, blues, oranges, and reds. There are several main architectural styles offered in Bradburn including Craftsman, Prairie, Farmhouse, Victorian, and some more modern styles.

Bradburn’s design is focused on pedestrians, so almost all the homes (except the homes on the open space) are alley-loaded, so the garage doors do not dominate the façade of the homes, creating a pleasing streetscape.  Every home in Bradburn has a porch to encourage social interaction, and the front yards are very small—in most cases less than 12 feet from the sidewalk--for the same reason.  Sidewalks are very wide, connect all parts of the development, and have a tree lawn separating them from the street.

Most yards in Bradburn are small, but some are larger.  Lots for single family homes range from approximately 4,000-10,000 square feet.  Some homes have three car garages.  Some homes have carriage houses or granny flats—basically separate living units like studio or one bedroom apartments above their attached or detached garages.  This is a very unusual and unique feature in new construction (and the suburbs).  Some of the carriage houses are zoned for rental if the homeowner wishes to do so, but only if they have their own kitchens.  Some homes have a separate detached bonus room like space (usually with its own bathroom) above their detached garages, but they are not legally rentable—they still make great home offices, workout spaces, guest quarters, or game rooms.

Bradburn has a Home Owner’s Association and is covenant controlled.  As of 2008, the monthly HOA fee is $75.00 for single family homes and includes trash collection.

As far as demographics, the overwhelming majority of homes in Bradburn are occupied by people ages 30-45 with small children, but there are people of all ages including retirees.
