As mentioned before, there is just about every type of housing for sale imaginable in Stapleton: condos, townhomes, paired homes, affordable housing, single family detached homes, estate homes—you name it, Stapleton has it.

All is new construction (within the last 6 or so years), there are many build opportunities (13 different builders both custom and tract), and many resales. Prices range from the 200s to over 1 million.  The “average” 3 bedroom, 2 bathroom single family home of around 2000 square feet starts around 400 K.

There are a variety of architectural styles in Stapleton, the predominant being neo-traditional designs such as Victorian, Craftsman, farmhouse, Prairie, Italiante, Tudor, and Cape Cod, but Stapleton also includes more modern architecture, or a modern/neo- traditional mix which helps to provide interest and prevent “cookie-cutterism” in the houses.  Houses can be painted fun colors which also help to make the neighborhood more visually pleasant. All homes must meet energy star efficiency standards, and some of the newer homes are offering solar photovoltaic arrays and other green features.

Stapleton is a new urbanist development with emphasis on pedestrian oriented, walkable mixed-use design.  Most homes have alley loaded garages and front yards are small.  Lots are also small, generally averaging around 4000-6000 square feet.  Some of the homes in Stapleton are 5-15 minutes walking distance to retail, but because the neighborhood is so large, the majority of homes are not—they are in easy biking distance however.

Stapleton has a Home Owners’ Association and is covenant controlled.  As of 2008, the monthly HOA fee is $36.

Because Stapleton is the site of the former Stapleton airport, the neighborhoods surrounding it are frankly, not the best in Denver, which can be a concern for homebuyers.
